Our Programs

Repositioning/Redevelopment

The principals of Alliant Communities specialize in developing projects that seamlessly integrate residential, commercial, and retail spaces. Whether it’s combining these elements within a single project or enhancing an existing community, Alliant has the expertise to create vibrant, mixed-use environments that offer residents convenient access to essential services and amenities.

Types of Repositioning/subcategories:

Office to Residential

Alliant Communities is adept at converting vacant office buildings into residential spaces, often creating affordable housing options in urban areas where demand is high.

Retail to Residential

Our team specializes in repurposing former retail spaces into housing units, bringing new life to neighborhoods and creating valuable residential opportunities.

Hotel to Residential

The principals of Alliant Communities have considerable experience in repurposing hotel buildings into affordable housing, effectively addressing housing shortages while maximizing the potential of existing structures.

Educational/Religious Land Development

Alliant Communities collaborates with educational institutions and religious organizations to develop unused land for affordable housing. These projects often include community-focused amenities, enhancing the value for residents and the surrounding area.

Opportunity Zones

Alliant Communities actively invests in economically distressed areas designated as Opportunity Zones. By creating affordable housing in these areas, we not only address housing needs but also provide significant tax benefits to investors.

As part of the Tax Cuts and Jobs Act passed in 2017, Congress established a new community development program to incentivize long-term, growth-oriented investments in low-income census tract areas called “Opportunity Zones” States nominated up to 25% of the low-income census tracts (as shown to the right) as Qualified Opportunity Zones (with up to 5% being low-income contiguous census tracts) which were then certified by the Secretary of the U.S Treasury via his delegation authority to the Internal Revenue Service. AC currently has multiple OZ projects in the San Fernando Valley.
